Tenants are required to:

  • Give an honest and truthful account of themselves during the application process.
  • Pay a reasonable rent in accordance with market conditions as and when it becomes due.
  • Not withhold rent for any reason without prior written permission from the Landlord or the Agent.
  • Lodge a deposit to be held against any damage or cleaning required during or at the end of the Tenancy.
  • Be responsible for taking over and paying for the utility accounts, the Council Tax and the TV Licence.
  • Not to alter the property in any way without prior written permission from the Landlord or the Agent.
  • Respect and care for the Landlord's property, fixtures and fittings.
  • Not sublet or allow occupation of the property by any unauthorised persons without prior written permission from the Landlord or the Agent.
  • Not to use the property for any purpose other than as private residential accommodation.
  • Report any defects to the Landlord immediately they become apparent. At the end of the Tenancy leave the property in the same state of cleanliness as at the start.
  • Observe all the terms of the Tenancy Agreement.
